What We Handle

Built for common-area electrical.

HOA boards answer to homeowners, not just to us — so scopes, proposals, and invoicing all have to hold up to that scrutiny. Here's what we cover on association properties.

Lighting
  • LED retrofits — interior and exterior, full-property scopes
  • Parking lot, pole lighting, and bollard installs and replacements
  • Common-area lighting for clubhouses, pools, and shared amenities
  • Lighting controls — occupancy sensors, daylight harvesting, dimming systems
  • California Title 24 compliance and rebate-eligible installs
  • Emergency and egress lighting — installation, testing, and re-certification
Service & Maintenance
  • Panel upgrades, replacements, and load-balancing assessments
  • Breaker replacements, troubleshooting, and fault diagnosis
  • Surge protection and power quality assessments
  • Board-ready documentation and clear cost tracking for property accounting
Security & Access Control
  • Gate, vehicular barrier, and entry system electrical wiring
  • IP camera systems with off-site and mobile viewing for common areas
  • Intercom and entry systems for managed buildings
  • Intrusion detection and alarm systems for clubhouses and amenities
24/7 Emergency Response
  • Power outages and common-area panel failures
  • Lighting failures — interior, parking lot, exterior
  • Access control and security system failures
  • After-hours coordination with property managers and board contacts

Emergency response is reserved for active commercial clients on service contract or preferred-vendor agreements. New emergency calls accepted on a case-by-case basis.

Why property managers keep our number saved

Four things that matter when the lights go out

01

You get a real electrician on the phone

Calls answered during business hours. No call center, no scheduling app, no dispatcher who's never held a wire nut. When you call, someone who knows the East Bay & Tri-Valley area picks up.

02

One crew from start to finish

Your project stays with a dedicated team throughout execution. Clear site notes, through internal handoffs, and consistent communication mean you never have to re-explain the scope once the job is awarded.

03

Comprehensive project paperwork

Scope of work, before/after photos, code references. Property managers and HOA boards get paperwork that survives approval meetings — not scribbled invoices.

04

Fifteen years, one territory

We work the East Bay and Tri-Valley. Danville, San Ramon, Pleasanton, Dublin, Walnut Creek, Livermore. We know the buildings, we know the inspectors, we know the code enforcement in each city.

Our Process

How an engagement runs.

  1. 1

    Request a walkthrough

Use the form on this page, or call our Danville office directly. Calls answered Monday through Friday, 8 to 5.

  2. 2

    Quick Response

We schedule a walkthrough at your convenience. Emergency or active service contract requests jump the queue.

  3. 3

    On-site walkthrough

Will or one of our lead technicians walks the property with you and reviews the scope.

  4. 4

    Board-ready proposal

Typically within 3 to 5 business days. Includes capital cost, operating impact, and rebate detail where relevant — ready for a board meeting.

  5. 5

    Schedule, execute, invoice

The final invoice matches the proposal. Change orders are documented in writing before any additional work begins.
