H&L carries general liability insurance and California workers' compensation insurance for all crew. Current certificates of insurance are available within one business day of request, with your firm named as additional insured when required. We hold California C-10 license #1013781 and are licensed in good standing with the California State Contractor License Board.
Yes. H&L works under preferred-vendor agreements with several East Bay property management firms and HOAs. We provide current W-9, certificate of insurance, C-10 license verification, and references for your vendor approval process.
Yes. Tenant improvements are a regular part of our commercial work. We coordinate directly with general contractors, property management, and tenants throughout the buildout — including scheduling, scope changes, permit coordination, and punch list resolution.
For active service contract clients, H&L dispatches within one business day of a non-emergency request and within 90 minutes for emergencies during business hours. For new clients, response time is confirmed during the initial walkthrough.
Yes. Many of H&L's longest-standing relationships are with property management firms running multi-building portfolios across the East Bay. We provide single-point-of-contact service, consolidated monthly invoicing, and consistent crew assignments across buildings within a portfolio.
